Who this is for
Commercial directors and construction buyers.
Build a scope matrix
Put offers side by side with the same bathroom type, quantities, finish grade and design revision. For each package element, mark included, excluded or provisional and identify the responsible party.
- Product: shell, fittings, waterproofing and finishes.
- Services: design, sample, testing and documentation.
- Delivery: export, duties, freight, lifting, placement, connections and commissioning.
Assess capability and risk
Verify technical evidence, real project references, production slots, capacity, aftercare and warranty enforceability. A proposed alternative material may need a new technical approval.
- Document programme and delay exposure.
- Check contract currency and payment milestones.
- Require technical sign-off before procurement award.
Select by whole-project value
Total installed cost, programme effects, risk and ongoing maintenance matter together. Where assumptions cannot be resolved, record them as procurement risks rather than burying them in the comparison.
- Use a risk register for missing test evidence.
- Price exclusions separately where feasible.
- Give the appointed contractor a definitive interface schedule.
Questions project buyers ask
Should the lowest price win?
Only after equivalent technical scope, programme and commercial risk are established. A low headline number may omit essential work.
Can multiple supply countries be compared?
Yes, provided freight, import conditions, technical acceptance and local aftercare are considered on the same delivered basis.
Decision note
Codes, permits and system performance vary by location and selected manufacturer. Ask your architect, MEP consultants and approving authorities to review the specific proposal before contract award.
